Featured Project: Block 37 Center

HPI handles a range of work for Richard Sandoval and his team. RSR engaged HPI as an independent expert third party, to vet a new opportunity that had been brought to him.
The initial result was a complete feasibility study for a 29,000 sq ft venture in Block 37, the 275,000 square feet shopping center located in Chicago’s Loop. Subsequently we developed the conceptual framework matching Richard’s offering palette to the location, market appeal, and the given space requirements and, critically, structured the optimal deal requirements.

Components included market, location, site and consumer studies and assessments, financial projections for the venture in different scenarios, and advisement of the most beneficial deal structure. We also created and presented the concept detailing of this multi-faceted, cross-segment concept including guest & staff flow study, financial projections and capital budgeting.
We returned to the project for support during the lease negotiations. This included a lease review from the financial & operational perspective and specific recommendation and lease negotiations support to the client.
